Bart Goldberg joined Rockport Mortgage in 2025 as a Senior Valuation Advisor. In this capacity Bart participates in valuation related issues impacting deal structuring, with a primary focus on maintaining a responsive, high quality and efficient underwriting process as Rockport Mortgage continues to grow and expand its lending originations.

Bart began his career in 1981, assisting in the acquisition and conversion of New York City apartment buildings to Co-Op ownership. Bart’s real estate appraisal career began in 1983, working at the Long Island, NY firm of Powers and Marshall. Bart continued working with several regional and national appraisal firms, basing himself out of Boston, MA. In 1994, Bart founded the real estate appraisal firm Multi-Family Specialists, Inc. (MFS), which specialized in affordable and senior housing.
In 2006, Bart joined the U.S. Department of Housing and Urban Development (HUD). During his tenure at HUD, Bart held several positions, including working in HUD’s Boston Office as a multifamily real estate Appraiser, Underwriter, and most recently, Underwriter Branch Chief. Bart has also filled-in for several months as an Appraiser at HUD’s Headquarters in Washington, D.C. and as Technical Branch Chief in HUD’s New York Office.Â

As the owner of MFS, Bart completed hundreds of Rent Comparability Studies, as well as market studies for LIHTC projects and appraisals for affordable housing developments. Bart was also the HUD third-party contractor for Rent Comparability Studies.

As a HUD Underwriter Bart completed over $3.5 billion in FHA multifamily mortgage loan proceeds and advised management teams with valuation and risk assessment decisions. He was a trainer during a major transformation initiative at HUD and subsequently conducted live training on valuation analysis and risk assessment for all of the HUD Regions. Bart also developed analytical tools for evaluation of applications to further increase productivity at HUD.

Bart is a member of the Appraisal Institute (MAI) and has presented numerous times at the Eastern Lenders Association (ELA) conferences on valuation issues. Bart holds a B.S. in Psychology from Salem University, f/k/a Salem College, WV, and graduated Diploma Program in Real Estate from NYU, receiving honors. He has attended numerous seminars and educational programs at the Appraisal Institute and is currently certified and holds a Massachusetts General Appraisal License.
