| Joseph Mueller is the C.E.O. and co-founder of Rockport Mortgage Company together with Mr. Lieser. An industry veteran, Joe is well known to HUD offices nationally.
Joe began his career with the U.S. Government in 1975 as an Economist for the Department of Commerce in Gloucester, Massachusetts. By 1981, he was President of a company that designed
and implemented financial and credit analysis systems for money center banks and Fortune 500 companies. The company's success can be measured by the fact that the National Association of
Corporate Credit Managers adopted this analytical systems the industry standard. This 45,000 member association now markets this system under the Association's name to its members.
In 1985, Joe joined the GMAC Mortgage Corporation in St. Louis, Missouri as a Vice President. Joe was responsible for the origination of FHA, FNMA, and GMAC securitized loans. He also
directed major hardware and software acquisitions and development programs for GMAC's 16 income property offices.
Coincidentally with George, Joe moved to Reinlein/Lieser/Mcgee as a Vice President in 1988 where he continued to build his lending expertise. He worked with a wide variety of loan structures
including conventional, tax-exempt, credit enhancements, and participating loans.
Joe attended St. Louis University and has a BS in Economics and achieved a MS in Economics at Cornell University in 1973. He completed an MBA at Suffolk University in 1979. Joe is a member
of the Mortgage Bankers Association, the National Multifamily Housing Council, the National Housing & Rehabilitation Association, and the National Apartment Association.
He has published several articles in economics and operations research journals.
In Rockport, Massachusetts where Joe lives, he is the chairman of the St Joachim's Parish Finance Committee, is a member of the Town of Rockport's Affordable Housing Committee, and is
a member of the Town of Rockport's Housing Partnership. Joe is married and has three children. |

| Dan brings to the business over 15 years of combined HUD and mortgage lending experience. Mr. Lyons joined Rockport Mortgage Company in 1996 and is now a principal. He
participates in all phases of deal structuring, loan origination, underwriting, processing and closing. Dan has closed over fifty transactions and $400M worth of business for RMC since joining
the team. Dan specializes in recapitalizing HUD's assisted portfolio, but also has financed market-rate housing, nursing homes and market-rate and affordable assisted living facilities.
Having begun his career at the U.S. Department of Housing and Urban Development (HUD) in Boston, Massachusetts, he has direct insight into the issues and processes associated with successfully
closing multi-family loans. His responsibilities at HUD as a multifamily housing representative included advising and coordinating of participants of the Federal housing programs for new
and rehabilitated properties and assurance of compliance with HUD regulations. At Rockport Mortgage his is currently managing a pipeline of pending loans in excess of 200 million dollars.
Mr. Lyons holds a BA in Political Science from Assumption College, Worcester, MA and an MA in Community and Economic Development from New Hampshire College, Manchester, NH.
Mr. Lyons resides in Rowley MA with his wife and two children. |

| Eric began his career in 1976 and has been a real estate appraiser and counselor over the last 30 years.
He has specialized in multifamily residential properties, with a particular concentration in affordable and senior housing options.
Having worked for Dolben Appraisal and Consulting in the Boston area since 1978, he founded Lubershane Associates, Inc. in 1995 with
the purpose of expanding the counseling aspect of his practice. His appraisal and counseling assignments have encompassed over 500
multifamily properties with a valuation of over $3,000,000,000. Eric is a member of the Appraisal Institute (MAI) as well as a member
of the Counselors of Real Estate (CRE).
While Eric participates in all phases of deal structuring, he is predominantly focused on maintaining a responsive, high quality and
efficient underwriting process as our firm continues to grow.
Eric has a BS in psychology from the University of Illinois and has attended numerous seminars and educational programs including
those at the Harvard University School of Design and Professional Development and the Lincoln Institute of Land Policy. He has been
a faculty member in real estate appraising for the Appraisal Institute and a faculty member at the Bentley College Real Estate Program.
In addition, he has served on the Advisory Board of the Appraisal Journal. |

| George Lieser is a twenty-five year veteran of the Real Estate industry and has been the President of Rockport Mortgage Corporation (RMC) since its inception in 1992.
Having served in all facets of the business, George has contributed a depth of industry experience to the success of RMC. His superb business management skills are reflected in the profitable
track record of the firm and the continuity of its personnel. Rockport Mortgage has closed approximately $1 Billion in mortgage transactions.
George began his career in St. Louis, Missouri at the Pantheon Corporation where he was responsible for Multifamily Real Estate Development and Property Management. While in St. Louis,
he broadened his experience to include public housing and urban redevelopment with his next two employers - Midtown Medical Center Redevelopment Corp where he specialized in Federal Block
Grant Applications and Mercantile Mortgage Company where, as a Vice-President, his responsibilities included origination of HUD insured project loans for apartments and healthcare properties
on a national basis. From 1979 to 1983, George was Mercantile's leading production officer.
A move to GMAC Mortgage Corporation in 1983 prompted a personal move to the Northeast. George opened the GMAC office in Boston, Massachusetts as a Senior Vice-President and managed the
National Finance Department's Boston, St. Louis, and San Francisco offices. In 1988, George and two partners raised $2.15M in capital and formed a company that acquired the HUD Lending Division
of GMAC. As a managing partner of Reinlein/Lieser/McGee, George managed the company's loan production and marketing activities that produced $400M in loans for apartments and healthcare
properties. In this capacity, he shared responsibility for the operations of the company including underwriting and loan servicing. His skill set also includes extensive work in Market Analysis
and Economic Feasibility for Assisted Living facilities, Nursing Homes, and Apartment properties. George has personally closed over $1.5 Billion in mortgage transactions.
George maintains a full schedule in his professional affiliations and his community service. He is an active member of the Mortgage Banking Association. He is a dedicated Member of the
Board of the Cape Ann YMCA where he has recently completed a 3-year Presidency and led the effort to develop Teen Centers in Gloucester and Rockport. He is also the First VP and Board Member
of the North Shore Regional YMCA. Mr. Lieser was recently given a recognition award for his outstanding service to the YMCA.
George attended Boston College and has a BA in Political Science and MA in Urban Affairs from St. Louis University. He is married and has two children. |

| Vice President, joined Rockport Mortgage Corporation in 1999. Chip specializes in the financing of healthcare facilities including skilled and intermediate level nursing
homes, assisted living facilities, and other senior housing for both profit-motivated and non-profit owners and operators. Chip participates in all phases of loan origination and loan processing.
Prior to joining Rockport Mortgage, Chip's experience included six years with Arthur Andersen as a Certified Public Accountant in their Audit and Business Advisory division where he advanced
to the level of Manager. He also spent 2 years as the Corporate Controller of a software company. Other employment included direct experience in the origination of single-family mortgages
and custody accounting at a large custodian bank based out of Boston.
Chip holds a BA in Management from Assumption College, Worcester, MA and an MBA/MS in Accounting from Northeastern University, Boston, MA. He earned his C.P.A. license in 1994.

Rob Milanette joined Rockport Mortgage Corporation
in 2005, and now participates in the structuring, origination,
underwriting, processing and closing of a wide range of commercial
real estate transactions, with a particular focus on multifamily
and affordable housing projects.
Prior to joining Rockport, Rob was a practicing attorney for
more than seven years at two of Boston’s premier law firms.
In three years of practice as a corporate lawyer with Foley
Hoag LLP, Rob’s experience included representing public
and private companies with respect to a wide range of business
transactions; counseling companies on ongoing corporate matters,
including compliance with corporate law and securities laws;
drafting and negotiating operative mergers and acquisition documents;
and drafting and negotiating term sheets and operative documents
for multiple rounds of private equity financing and bridge financing.
In addition, during his more than four years as a litigation
associate with the law firm of Kirkpatrick & Lockhart Nicholson
Graham LLP, Rob broadened his legal experience through his representation
of a diverse group of companies and individual clients in complex
commercial litigation matters, including lawsuits involving
intellectual property, contract, securities law, and complex
product liability disputes. Rob remains a current member of
the Massachusetts Bar Association and the Real Estate Bar Association
for Massachusetts, and is admitted to practice in the Commonwealth
of Massachusetts and the United States District Court, District
of Massachusetts.
Rob holds a Bachelor of Arts in Political Science from The
College of the Holy Cross in Worcester, Massachusetts (’94),
and a Juris Doctor from Boston College Law School in Newton,
Massachusetts (cum laude; ’98). He is presently enrolled
in The Boston University Certificate Program for Real Estate,
where he is pursuing a Certificate in Real Estate Finance.

| Prior to joining Rockport Mortgage in February 2002, Linda
was Vice President at Recapitalization Advisors, an affordable
housing consulting firm located in Boston, MA. She specializes
in developing, negotiating, and implementing complicated recapitalizations,
usually of HUD-regulated and HUD-subsidized properties. These
transactions typically involve new initiatives to renovate
properties and extend their affordability using preservation
tools such as Mark Up to Market (MUM), Mark Up to Budget (MUB),
Flexible Subsidy Use Agreement renegotiation, Mark to Market
restructurings, Section 236 IRP Decoupling and Section 202
recapitalization – all in combination with new FHA financing.
Having served as Recap’s principal policy advocate on
HUD regulatory and administrative initiatives, Linda continues
in that capacity at Rockport. Since joining Rockport, Linda
has completed recapitalizations on 27 properties resulting
in refinancing proceeds of over $178 million.
Before joining Recap Advisors in 1998, Linda was a Senior
Asset Manager in the Boston HUD Office, where she asset-managed
a large
portfolio of properties assisted by project-based Section 8
and/or financed under Sections 221(d)(3), 236, 221(d)(4),
207, 220,
241(a), 241(f), 202, 811, 223(f) and 232. With particular responsibility
for troubled properties – HUD’s most difficult cases – Linda
designed, negotiated, and closed innovative workout strategies
involving debt restructurings, secondary financings, sales and
acquisitions, recapitalizations, refinancings, prepayments and
substantial rehabilitation. Beyond workouts, Linda was also a
HUD specialist in preserving properties under ELIHPA and LIHPRHA
and continues to use that expertise in recapitalizing these properties
under FHA insurance programs.
A 1991 honors graduate of the University of Massachusetts
at Dartmouth, Linda participated in a HUD national training
program
requiring six hundred hours of technical training in housing
finance and management. She completed additional course work
in finance, management, community development, and housing
policy at the University of Maryland, Boston University,
and Harvard’s
JFK School of Government.
Linda lives in Danvers, Massachusetts with her husband and

| Richard W. Fischer, Vice President and Underwriter, joined Rockport Mortgage from previous positions at the Federal Deposit Insurance Corporation (FDIC). Most recently,
as a Case Manager for the Boston Regional office, Rich served as the lead Federal Regulator for a portfolio of forty (40) banks in New Hampshire and Maine with assets totaling $35B. In
this role, Rich was responsible for analyzing the financial condition and trends of these banks, as well as approving various types of banking applications.
In 1996, Rich was appointed to a Supervisory Examiner in the Boston North Field Office. He obtained over 10 years of credit review experience on commercial real estate, commercial,
and construction loans ranging in size of $10K to $100M. He has an extensive background in analyzing complex financial statements, real estate appraisals, and environmental reports. As
a bank examiner, Rich was also responsible evaluating the banks' lending policies, underwriting policies, and loan review programs. He also implemented the FDIC Performance Management
Program and simultaneously authored a thesis on this topic for the Stonier Graduate School of Banking at the University of Delaware.
Rich holds a BS in Business Administration from the University of New Hampshire, Durham, NH. and graduated from the Stonier Graduate School of Banking, Executive Management Program at
the University of Delaware in 1999. He has supplemented his banking knowledge through numerous training programs at the FDIC, including Real Estate Appraisal School; Community Development
Lending; Loan Analysis School; and Financial Institution Analysis School.
Rich resides in Reading, MA where is serves as a Reading Town Committee Member. He is married and has four children.

| Ryan Mueller, Vice President, joined Rockport Mortgage Corp. in 2004. He participates in all phases of deal structuring, loan origination, processing and closing for
commercial real estate transactions centered on multifamily and affordable housing projects.
Prior to joining Rockport Mortgage, Ryan spent several years focusing on the analysis and development of new markets for emerging healthcare and technology companies. He also co-founded
a healthcare-based software company that was sold in 2005.
Ryan holds his Bachelor’s Degree in Political Science from Boston College in Chestnut Hill, MA, where he was a member of the Varsity Football Team.
Ryan currently resides in Rockport, Ma.

| Michael Byrnes is a Vice President with more than 30 years of extensive experience in financial management and advisory services. Michael recently joined Rockport Mortgage
and is focusing on the origination and underwriting of healthcare financings. Michael is an approved HUD MAP underwriter.
Michael has specialized much of his work experience around health care finance, capital finance, and restructuring for both for profit and non-profit owners of skilled nursing, assisted
living and, independent living facilities. Before joining RMC, Michael was the owner and principal of Aberdeen HealthCare Advisors. Prior to Aberdeen, Michael was a Director at Formation
Capital and ZA Consulting, two of the premier and fastest growing independent health care finance and consulting firms in the nation. Michael was the Vice President for Development and
Chief Financial Officer at Oasis Healthcare, where he was responsible for the acquisition and financing of long term care facilities. As a Partner with Coopers & Lybrand, he was responsible
for financial advisory and healthcare reimbursement services to the Firm’s clients in the Northeast Region. Michael worked for several years as the Director of Government Programs
at Blue Cross & Blue Shield of Massachusetts and began his career as a staff accountant at Peat, Marwick, Mitchell & Co, in Boston. Michael graduated from Merrimack College in
1969 with a Bachelor’s degree in Accounting

Dirk Falardeau, Vice President, joined Rockport Mortgage
Corporation in early 2006. Dirk has an extensive background
in commercial mortgage finance spanning over 10 years
and is experienced in practically all major commercial
mortgage products, including Fannie, Freddie, HUD, Commercial
Conduits/CMBS, Mezzanine and Bridge loan financing. At
RMC, Dirk contributes to the development of strategic
initiatives and participates in the structuring, origination,
underwriting, processing and closing of a wide range of
commercial real estate transactions.
Prior to joining RMC, Dirk’s most recent experience
includes almost seven years as an Associate Vice President
with CW Capital, LLC. During that time Dirk closed hundreds
of loans ranging in product type from tax and bond credit
enhancements for affordable housing to bridge and mezzanine
loans. Dirk has developed a reputation for creative
financing solutions and quick closing timelines.
Dirk holds a BA in Legal Studies from Quinnipiac University
in Hamden, CT and has attended MIT’s commercial
real-estate program for professional development in
Boston.

| John Dromey joined Rockport Mortgage in 2004 after working at the U.S. Department of Housing and Urban Development (HUD) for ten years. John was a Senior Multifamily
Real Estate Appraiser in the Boston HUD office. Prior to working for HUD, John managed a real estate firm in Eastern Massachusetts that provided consulting and valuation services for
commercial and residential mortgage lending, construction planning and feasibility.
In his ten years at HUD, John conducted valuation, underwriting and environmental review for over 300 projects valued at over one billion dollars. John specialized in healthcare projects
processing over $650,000,000 of FHA insured healthcare loans comprised of over 8,700 nursing home beds and assisted living units. John also processed FHA insured loans and grants for
over 4,700 rental housing units and 2,500 units of elderly and handicapped specific housing. John has extensive experience in the valuation and underwriting of FHA loans under sections
232, 223(f), 223(a)(7), 221(d)(4), 241(a) and 202.
John attended the University of Massachusetts at Amherst and holds Bachelor’s degrees in Finance and History as well as a Master of Education degree. John studied HUD environmental
assessment procedures at the University of Illinois at Chicago, Great Lakes Center for Environmental Studies and has supplemented his real estate knowledge with over 400 hours of appraisal,
real estate finance and commercial cost estimation coursework. John is a Certified General Real Estate Appraiser.
John lives in Hull, Massachusetts with his wife and two children.

| Diane Souza is a key member of the support team at Rockport Mortgage. She is the company's office manager and controller who provides financial analysis support to the loan officers.
Diane brought twenty-five years of office experience from her former positions with established companies in the region, including Gorton's of Gloucester and Tops Computer Company.
In her previous capacities, Diane managed a wide range of operational functions with a strong emphasis on accounting, sales support, and customer service. She has continually sought
opportunities to grow in her various positions and has developed proficiency in database, bookkeeping and general office PC based programs.
At Rockport Mortgage Diane is adding to her experience a series of special initiatives that include web marketing. Through her efforts www.rockportmortgage.com has come to life and
will be at the center of the company's future marketing, PR, and partnership development efforts.
Diane graduated with honors from North Shore Community College, Danvers, MA where she earned an Associates degree in Business Administration in 1989. She has continued her education
and personal enrichment by taking evening classes and completing certificate programs through local college and Adult Education Programs. Diane is married with two children. She's a Gloucester
native who enjoys the outdoors in her spare time. |

| Rozanne joined the RMC in June of 2004. She is an experienced project manager and has abilities in customization and implementation in operational standards. Her strengths
include managing risks, negotiating skills, effective communications within all levels of the company. Rozanne is able to apply her project management skills in her role at RMC as a loan
processor where she is responsible for executing the preliminary loan steps, monitoring pipeline reports, analyzing exhibit documents for accuracy, while keeping underwriters, originator
and all 3rd parties informed of project timelines.
Prior to joining Rockport Mortgage Corporation, Rozanne’s experience includes six years with QRS Corporation, a software company that provides global solutions to the retail trading
community. There she held positions in quality control, customer service and later promoted to Project Manager. She has extensive experience in overseeing timelines, tracking issues and
handling risks while providing up-to-date communication to project and processing teams,
Rozanne and her husband reside in Gloucester, MA and have raised two children. She enjoys gardening, the beach, music and traveling.

| Meagan Marrone is an executive secretary and a key member of the support team at RMC. She is focuses on keeping the loan process in motion. She provides direct assistance to the loan
originators and at the same time, assists in general office management so that Rockport Mortgage can respond to customers and partners in a timely manner.
Meagan completed her Associates Degree in Office Administration at Marian Court College in Swampscott, Ma in May of 1999. After completing her degree, she worked in a law office that was
focused on Real Estate transactions and Estate Planning. Meagan then went on to receive her Paralegal Degree with a concentration in Real Estate from Marian Court College in December of
2002.
Meagan is a Gloucester native and now resides in Winchester, MA with her husband and new baby boy.
