- Dan Lyons
Principal and Managing Partner
Dan Lyons joined Rockport Mortgage Company in 1996 and now serves as a Principal and Managing Partner of the firm, bringing over 25 years of combined HUD and mortgage lending experience to Rockport’s clients. Dan participates in all phases of loan origination, underwriting, deal structuring, processing and closing, with core expertise in market-rate and affordable rental housing. He also specializes in the restructuring/recapitalization of older HUD assisted projects as well as in the financing of skilled nursing and assisted living facilities. Dan has closed over 200 transactions encompassing over $2.5 billion in project financing for Rockport.A recognized national expert on affordable housing policy, Dan has participated on numerous panels sponsored by HUD and leading industry organizations, including the Mortgage Bankers Association, addressing the complex issues challenging this sector, as well as the multifamily housing and assisted living markets.
Starting his career at the Department of Housing and Urban Development (HUD), Dan’s responsibilities as a Multifamily Housing Representative included advising and coordinating all activities required of clients participating within Federal housing programs for new and rehabilitated properties, as well as assurance of compliance with the often complex HUD regulations.
Dan manages a highly skilled and specialized team of professionals at Rockport, many of whom serve active roles in prominent industry groups, including the Mortgage Bankers Association (MBA), National Leased Housing Association (NLHA), and Institute for Responsible Housing Preservation (IRHP). Dan and his team are also actively involved with many HUD-focused regional groups including the Eastern Lender’s Association (ELA), Southeast Mortgagee Advisory Council (SMAC) and Southwest Mortgagee Advisory Council (SWAC).
Dan holds a B.A. in Political Science from Assumption College, Worcester, M.A. and an M.A. in Community and Economic Development from New Hampshire College, Manchester, NH.
- Eric Lubershane
Principal and Managing Partner
Eric Lubershane joined Rockport Mortgage Corporation in 2006 and is now a Principal and Managing Partner. In this capacity Eric participates in all phases of deal structuring, with a primary focus on maintaining a responsive, high quality and efficient underwriting process as Rockport continues to grow and expand its lending originations.Eric began his career in 1976 and has been a real estate appraiser and counselor for over thirty years. He specializes in multifamily residential properties, with a concentration in affordable and senior housing options.
Having worked for Dolben Appraisal and Consulting in the Boston area since 1978, Eric founded Lubershane Associates, Inc. in 1995. His appraisal and counseling assignments have encompassed over 500 multifamily properties with a valuation of over $3B.
Eric holds a B.S. in Psychology from the University of Illinois and has attended numerous seminars and educational programs, including those at the Harvard University School of Design and Professional Development and the Lincoln Institute of Land Policy. He has served as a faculty member in real estate appraising for the Appraisal Institute and for the Bentley College Real Estate Program.
Eric is a member of the Appraisal Institute (MAI), the Counselors of Real Estate (CRE), and has served on the Advisory Board of the Appraisal Journal.
- James Baghai
Assistant Vice President
James Baghai joined Rockport Mortgage Corporation in September of 2016 as an Assistant Vice President. In this capacity he is responsible for all phases of business development and loan sourcing efforts, specifically those focused on the acquisition, refinance, substantial rehabilitation and new construction of market-rate and affordable rental housing communities.
Prior to joining Rockport, James worked for The Bank of New York Mellon as a Fixed Income Trader and Portfolio Manager. James graduated from Saint Michaels College with a B.A. in Economics.
- Sean McKay
Deputy General Counsel and FHA Approved Underwriter
Sean joined Rockport Mortgage Corporation in 2011 with 15 years of experience in law and finance. In his capacity as Deputy General Counsel he serves to structure, underwrite and close loans secured by commercial real estate, primarily multifamily and healthcare properties.
Prior to joining Rockport, Sean was a senior associate at the law firm DLA Piper where his practice focused on the formation and restructuring of investment funds and joint ventures and real estate conveyancing, financing and leasing, an associate in the corporate department at Ropes & Gray where his practice focused on real estate and structured finance transactions, a summer honors program associate in the Division of Market Regulation at the Securities and Exchange Commission, a consultant for Merrill Lynch Mortgage Capital Inc.’s high yield real estate trading desk, an asset backed securities analyst for Duff & Phelps Credit Rating Agency and Capital Markets Assurance Corporation (CapMAC), and an underwriter for Textron Financial Corporation.
Sean received his J.D. with honors from The George Washington University Law School in 2003. He was a member of The George Washington International Law Review, the Moot Court Board and the Alternative Dispute Resolution Board. At graduation, Sean received the Richard L. Teberg Award for excellence in securities law. Sean received a B.A. (summa cum laude) from Skidmore College in 1994 where he earned honors from the Phi Beta Kappa, Pi Sigma Alpha and Periclean honor societies and received the Jane Ann Hapeman Distinguished Service Award.
Sean was named a Massachusetts Super Lawyer – Rising Star in 2007 and 2008. He received a Pro Bono Award from the Lawyers Clearinghouse in June 2009 for his work with the homeless, and he received a DLA Piper 2009 National Pro Bono Award and 2008 Local Pro Bono Award for outstanding pro bono service to clients and the community.
- Ellen Guelfi
Ellen Guelfi joined Rockport Mortgage Corporation in 2013 as Vice President. Responsible for the origination and structuring of HUD/FHA-insured mortgage loans, Ellen has broad experience in the financing of affordable and market-rate multifamily properties, as well as healthcare facilities.
Prior to joining Rockport, Ellen spent 9 years as Vice President, Loan Originator for CWCapital and its successor Walker & Dunlop, where she worked exclusively within the FHA lending division.
Ellen began her real estate finance career as a Senior Project Manager in the Office of Multifamily Housing with the U.S. Department of Housing and Urban Development (HUD) in Boston, MA. In her 15 years at HUD, Ellen provided guidance to staff in the proper policies and procedures for implementing multifamily housing programs and communicated guidance of these programs to clients. Further, she analyzed and evaluated transactions to recommend and take corrective actions to resolve any issues or problems in the development process. In addition, Ms. Guelfi provided assistance to public and private sponsors and applicants to HUD’s multifamily housing programs, and marketed HUD’s various programs to new and existing clients.
Ellen holds a B.A. from Assumption College.
- George Lieser
Senior Vice President
George Lieser co-founded Rockport Mortgage Corporation in 1992 and currently serves as Senior Vice President. In this capacity he assists clients across the nation in the structuring, underwriting and closing of commercial real estate transactions, with a core concentration on market-rate and affordable multifamily housing communities and healthcare facilities. George is a thirty-five year veteran of the real estate finance industry, having served in all facets of the business. He has contributed a depth of industry experience to the success of Rockport, personally closing over $2B in mortgage transactions over the course of his career.
George began his career in St. Louis, MO at the Pantheon Corporation where he was responsible for Multifamily Real Estate Development and Property Management. His mortgage banking career started at Mercantile Mortgage Company where, as a Vice President, his responsibilities included origination of HUD insured project loans for apartments and healthcare properties on a national basis. In 1983 George opened the GMAC Commercial Mortgage office in Boston and managed the National Finance Department’s Boston, St. Louis, and San Francisco offices. In 1988 he formed Reinlein/Leiser/McGee and in 1992 parlayed that into the co-founding of Rockport Mortgage.
George is actively involved in various charitable and civic organizations including the Cape Ann YMCA, North Shore Regional YMCA, and the Holy Family Parish Mission Program.
George has a B.A. in Political Science and M.A. in Urban Affairs from St. Louis University, and a M.A. in Theology from Boston College.
- Robert Milanette
Rob Milanette joined Rockport Mortgage Corporation in 2005 as Vice President. In this capacity he assists clients across the nation in negotiating the structure, underwriting and closing of a wide range of commercial real estate transactions, with a particular focus on market-rate and affordable multifamily housing projects.Prior to joining Rockport Rob spent more than seven years as a practicing attorney at two of Boston’s premier law firms. While with Foley Hoag LLP, Rob represented public and private companies in various business transactions including compliance with corporate and securities laws; mergers and acquisitions; and drafting and negotiating term sheets and operative documents for private equity and bridge financing.
During his tenure at Kirkpatrick & Lockhart Nicholson Graham LLP, Rob broadened his legal experience through representation of a diverse group of clients in complex commercial litigation matters.
Utilizing his expertise in legal matters, including contract negotiation and analysis and real estate law, Rob has structured and executed numerous complex transactions utilizing the full range of FHA-insured mortgage products.
Rob remains a current member of the Massachusetts Bar Association and the Real Estate Bar Association for Massachusetts, and is admitted to practice in in the Commonwealth of Massachusetts and the United States District Court, District of Massachusetts.
Rob holds a B.A. in Political Science from The College of the Holy Cross and a J.D. from Boston College Law School (cum laude). He is pursuing a Certificate in Real Estate Finance from Boston University.
- Ryan Mueller
Ryan Mueller joined Rockport Mortgage Corporation in 2004 as Vice President. In this capacity he assists clients across the nation in negotiating the structure, underwriting and closing of a wide range of commercial real estate transactions, with a particular focus on market-rate and affordable multifamily housing projects. Ryan has assisted client in the acquisition, construction, and recapitalization of their properties, developing strategic and creative solutions to meet their financial objectives. He is adept at simplifying complex processes and regulations, including those that govern Section 202 and Section 8 affordable housing communities and senior housing communities.
Prior to joining Rockport Ryan spent several years analyzing the development of new markets for emerging healthcare and technology companies. He also co-founded a healthcare-based software company that was sold in 2005.
Ryan holds a B.A. in Political Science from Boston College in Chestnut Hill, MA.
- Linda Pellegrino
Linda Pellegrino joined Rockport Mortgage Corporation in February 2002 as Vice President. In this capacity she is responsible for the origination and structuring of HUD-insured mortgage loans, with a concentration in the recapitalization and preservation of affordable housing communities across the nation. Utilizing 20 years of expertise achieved through the successful navigation of highly complex FHA-Insured financing and HUD preservation initiatives, Linda specializes in developing innovative transaction structures utilizing the wide variety of value-enhancing incentives available to owners of HUD-assisted communities. Linda further utilizes her affordable housing expertise by serving as Rockport’s Principal Policy Advocate on HUD regulatory and administrative initiatives. Since joining Rockport, Linda has completed recapitalizations on more than 134 properties resulting in refinancing proceeds of over $1.2 billion.
Prior to joining Rockport Linda served as Vice President for Recap Advisors, a Boston-based affordable housing consulting firm. There she developed, negotiated and implemented complex recapitalizations for primarily HUD-regulated and subsidized properties, including initiatives to renovate properties and extend their affordability using various preservation tools such as Mark up to Market (MUM), Mark up to Budget (MUB), Flexible Subsidy User Agreement renegotiation, Section 236 IRP Decoupling and Section 202 recapitalization.
Linda also served as Senior Asset Manager in the Boston HUD Office, where she managed a large portfolio of properties and designed and negotiated innovative workout strategies for distressed assets.
A graduate of the University of Massachusetts at Dartmouth, Linda has completed 600 hours of HUD training in housing finance and management, as well as additional course work in finance, management, community development, and housing policy at the University of Maryland, Boston University, and Harvard’s JFK School of Government. Linda currently serves as a Board Member for the National Leased Housing Association.
- Anthony Roberts
Tony Roberts joined Rockport Mortgage Corporation in 2015 as Vice President. In this capacity he is responsible for all phases of business development and loan sourcing efforts, specifically those focused on the acquisition, refinance, substantial rehabilitation and new construction of market-rate and affordable rental housing communities, principally on the west coast where he resides and operates Rockport’s San Diego office.Before joining Rockport Tony owned a consulting firm based in the Chicago-area focused on assisting clients in areas of strategic business development, risk management and financial reporting related to certain institutional investment platforms.
Prior to that, Tony served as Senior Vice President, Zurich Holding Company of America in both Chicago and New York. In that capacity he was responsible for management, reporting (risk management and financial) and operations of a Zurich Financial Services (N/K/A Zurich Insurance Group) U.S. subsidiary with 50+ institutional clients and assets under management of $10+ billion. During this time he was also a Registered Principal of a FINRA registered broker-dealer and served as its FINOP (financial operations) principal.
Tony attended the University of New Hampshire at Manchester where he studied Political Science and New Hampshire College where he was enrolled in the B.A., Marketing Program. Previously he has held the FINRA Series 6 and Series 26 licenses.
- Vice President of OperationsColleen Ives
Vice President of Operations
Colleen Ives joined Rockport Mortgage Corporation in 2008 as Vice President of Operations. In this capacity she is responsible for overseeing the day-to-day operations of the underwriting production teams. She provides support at the transaction level as well as in the development of procedures and operating practices to match Rockport’s continued growth. Colleen ensures Rockport’s compliance with their MAP Quality Control Plan through staff development initiatives, monitoring of operational practices while integrating, as necessary, new HUD directives into Rockport’s existing best practices.
Prior to joining Rockport Colleen provided strategic planning and change management consulting services throughout New England assisting executive leadership to expand and strengthen their operations through the development of organizational systems and human resource capacity. Prior to establishing her consulting practice, Colleen accumulated more than 13 years of executive level experience in the public and nonprofits sectors. She led several organizations through leadership transitions and growth initiatives focusing on strategic planning, staff development and accountability, and developing systems to track measurable goals.
Colleen has a Ph.D. in Human & Organizational Development from the Fielding Graduate Institute and a M.A. degree in Counseling from Assumption College.
- Eric Keifer
Eric Keifer joined Rockport Mortgage Corporation in 2010 as Senior Vice President and General Counsel. In this capacity he is responsible for the coordination and delivery of all internal and outsourced legal services, including corporate governance, contracts, and litigation. Eric also oversees all HUD-insured multifamily and healthcare loan closings from commitment through securitization, including the coordination of funding with permanent lenders and investors while ensuring regulatory compliance.
With over twenty years of commercial mortgage experience in the multifamily and healthcare sectors, Eric has provided strategic guidance in the structuring of a broad range of transactions encompassing all aspects of FHA-insured financing and affordable housing preservation. His expertise includes Mark-to-Market debt restructurings, FHA-insured loan prepayments, Section 236 IRP Decoupling, ELIHPA (Emergency Low Income Housing Preservation Act) Recapitalizations, LIHPRHA (Low Income Housing Preservation and Low Income Housing Act) Recapitalizations, transfers requirements, and workouts. He also has extensive knowledge of the Section 8 program, including HUD’s Section 8 HAP Contract Renewals/Long-Term Contracts, Mark-Up-To-Market, Mark-Up-To-Budget, Section 8 Enhanced Vouchers, and Section 8 Project Based Vouchers.
Throughout his career Eric has been engaged in the structuring, closing, and administration of numerous transactions involving multiple sources of funds, both public and private. These deals include tax-exempt bonds, LIHTC (Low Income Housing Tax Credits), Historic Tax Credits, HOPE VI loans, HOME funds, TCAP exchange funds, and state and local sources of funds. He has extensive knowledge of the regulations, rules, and practices of the current and former FHA loan insurance programs and has developed and presented relevant legal and technical presentations to HUD and at numerous industry conferences and events.
Eric began his career as General Counsel for Commercial Capital Corporation in New York City. He then joined the closing department of GMAC Commercial Mortgage Corporation where he worked exclusively on HUD-insured loans, and where he later served as Senior Vice President and Manager of the FHA Closing Department. Eric also worked in private practice for the D.C. based firm of Hessel & Aluise, PC where his practice focused primarily on HUD-related matters.
Eric holds a J.D. from Western New England College School of Law.
- Meagan Marrone
Executive Assistant and Quality Control Specialist
Meagan Marrone joined Rockport Mortgage Corporation in 2001 and serves as Executive Assistant to the Managing Partners. Meagan is also a key member of Rockport’s loan processing team, working with loan originators, processors and underwriters to ensure timely execution of all loan applications. In addition, Meagan prepares the Quality Control Matrix and Tracking Reports in compliance with Rockport’s MAP Quality Control Plan.
Meagan holds an A.S. in Paralegal Studies and Business Administration from Marian Court College with a focus towards Real Estate and Estate Planning.
- Chip Smith
Chief Operating Officer
Chip Smith joined Rockport Mortgage Corporation in 2000 and currently serves as Chief Operating Officer. In this capacity he participates in all phases of loan origination, processing, underwriting and closing, and is responsible for ensuring that business operations are efficient and effective with proper allocation of resources and delivery of services, driving performance measures for the company.
Prior to assuming the role of COO in 2008, Chip spent eight years originating multifamily and healthcare transactions. His experience includes the financing of skilled nursing homes, assisted living facilities, senior housing, market rate apartments and affordable housing for both profit-motivated and non-profit owners and operators.Chip began his career at Arthur Andersen where he served six years as a Certified Public Accountant, followed by two years as a Corporate Controller in a private company. He also served on the Board of Directors of a community bank for eight years.
Chip holds a B.A. in Business Management from Assumption College, Worcester, MA and a M.B.A. and M.S. in Accounting from Northeastern University, Boston, MA. He earned his C.P.A. license in 1994.
- Diane Souza
Diane Souza joined Rockport in 2001 as Controller. In this capacity she serves as a key member of the team, managing the flow of assets and providing financial analysis support to the owners. In addition, Diane oversees all aspects of human resources, IT and communications systems goals and issues, and large equipment purchases.
Diane has 15 years of experience in the commercial real estate industry and came to Rockport with twenty-five years of business experience from her former positions with Gorton’s of Gloucester, where she held positions in billing, credit, sales, and marketing, and Tops Computer Company where she served as the Operations Manager and Controller.
- John Dromey
John Dromey joined Rockport Mortgage Corporation in 2004 and is one of Rockport’s senior Mortgage Underwriters. While at Rockport, John has completed the underwriting and submission of over 120 approved loan applications for projects located throughout 24 states. Closed loans were comprised of over 13,500 units and total more than one billion dollars in FHA mortgage insurance proceeds.
John joined Rockport after working at the U.S. Department of Housing and Urban Development/Federal Housing Administration (HUD/FHA) for ten years. John was a Senior Multifamily Real Estate Appraiser in the Boston HUD office. Prior to working for HUD, John managed a real estate appraisal firm in Eastern Massachusetts that provided valuation and consulting services for commercial and residential mortgage lending, construction planning and feasibility.
In his ten years at HUD, John conducted valuation, underwriting and environmental review for over 200 projects valued at over one billion dollars. John specialized in healthcare projects processing over $650,000,000 of FHA insured healthcare loans comprised of over 8,700 nursing home beds and assisted living units. John closed FHA insured multifamily loans and grants amounting to over $400,000,000 in mortgage proceeds and more than 6,000 housing units.
John has closed loans for both market rate and affordable multifamily housing projects under HUD’s Multifamily Accelerated Processing (MAP) program and for skilled nursing and assisted living facilities under HUD’s Office of Residential Care Facilities (ORCF) LEAN initiative. John has underwritten projects that have utilized project based section 8, Low Income Housing Tax Credits, Tax Credit Assistance Funds, Tax Credit Exchange Funds, state and locally issued grants and other soft debt. John has closed FHA insured loans under of sections 232, 221(d)(4), 223(f), 223(a)(7), 241(a), OMHAR/OAHP restructuring 223(a)(7), and the Tax Credit Pilot Program.
John has been a featured speaker at several national HUD training sessions covering topics including MAP underwriting procedures, valuation, mortgage credit, environmental issues and the Tax Credit Pilot Program. John attended the University of Massachusetts at Amherst and holds a Bachelor of Business Administration degree in Finance, a Bachelor of Arts degree in History and a Master of Education degree. John studied HUD environmental assessment procedures at the University of Illinois at Chicago, Great Lakes Center for Environmental Studies and has supplemented his real estate knowledge with over 2000 hours of appraisal, real estate finance and HUD/FHA specific training.
John is a HUD approved MAP underwriter, an ORCF approved LEAN healthcare underwriter and a Massachusetts Certified General Real Estate Appraiser (MA #4104).
- Rich Fischer
Rich Fischer joined Rockport Mortgage Corporation in 2002 and brings over 26 years of banking and mortgage lending experience to Rockport. As one of the company’s senior MAP approved underwriters, Rich has underwritten over 130 FHA loans totaling over $1.44 billion during his tenure with the company.
Prior to joining Rockport, Rich was employed by the Federal Deposit Insurance Corporation (FDIC) for 13 years, being promoted to the position of Case Manager for the FDIC in the Boston Regional office. He served as the lead Federal Regulator for a portfolio of 40 banks in New Hampshire and Maine with assets totaling $35 billion. In this role, Rich was responsible for analyzing the financial condition and trends of these banks, as well as approving various types of banking applications.
In 1996, Rich was appointed to a Supervisory Examiner in the Boston North Field Office. He obtained over 10 years of credit review experience on commercial real estate, commercial, and construction loans ranging in size of $10,000 to $100,000,000. He has an extensive background in analyzing complex financial statements, real estate appraisals, and environmental reports. As a bank examiner, Rich was also responsible evaluating the banks' lending policies, underwriting policies, and loan review programs.
Rich holds a BS in Business Administration from the University of New Hampshire, Durham, NH and graduated from the Stonier Graduate School of Banking, Executive Management Program at the University of Delaware in 1999.
- Jon Heald
Jon Heald joined Rockport Mortgage Corporation in June 2005 and serves as Vice President and Mortgage Underwriter. In this capacity Jon participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission. During his tenure at Rockport he has assisted in the processing of more than 55 loans for a total of more than $270M.
Jon brings over 15 years of business experience to the job with several years in managing a municipal tax office. In this position, Jon was responsible for a $25M tax warrant as well as enforcement and compliance with municipal and state real estate tax law.
Jon holds a B.A. in Business from Saint Anselm College. He earned a certificate in International Business from Richmond College, London, England and has studied HUD environmental assessment procedures at the University of Illinois at Chicago, Great Lakes Center for Environmental Studies.
- Ed Johnson
Ed Johnson joined Rockport Mortgage Corporation in 2012 and serves as Vice President and Mortgage Underwriter. In this capacity Ed participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission. Since joining RMC he has assisted in the processing of approximately 30 transactions totaling $272.5 million.
Prior to joining Rockport, Ed was a partner at a regional CPA firm. During his 21 year career in public accounting he developed a broad base of financial experience and served a wide range of industries included the construction industry, nursing home, multifamily, health care and the not-for profit industries. He has experience with attest services, business planning, financial forecasting, mergers and acquisitions, succession planning and tax planning. He brings both the financial and consulting experiences with him to Rockport.
Ed holds a B.A. in Accounting from Assumption College and a M.B.A. in Business Administration from Babson College. He earned his C.P.A. License in 1993 and is a member of the AICPA and Massachusetts Society of CPA’s.
- Paul Simon
Paul Simon joined Rockport Mortgage Corporation in June 2006 and serves as Mortgage Underwriter. During his tenure at Rockport he has assisted in the processing of more than 40 loans totaling approximately $513M. Prior to his role as Mortgage Underwriter, Paul spent seven years working as loan analyst for Rockport, working in collaboration with loan originations, underwriting, and closing and participating in all aspects of the loan submission process.
Paul graduated from Salem State College with a B.A. in Business Administration with a concentration in Finance. In 2013, Paul completed the Mortgage Bankers Association’s first FHA Multifamily Underwriter Training Program and earned his MAP Underwriter designation.
- Loan AnaylstJack Yaggy
Jack Yaggy joined Rockport Mortgage Corporation in June of 2016 as a Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission.
Jack has a B.S. in Finance from Miami University in Oxford, OH.
- Joe Bertolino
Joe Bertolino joined Rockport Mortgage Corporation in April of 2013 as a Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission.
Prior to joining Rockport, Joe spent five years with Corcoran Management Company serving as a Property Manager for several properties within the Corcoran portfolio.
Joe graduated from Salem State University with a B.S. in Economics. He earned his A.R.M. Designation from the Institute of Real Estate Management in 2011 and his C.P.O. designation from the National Affordable Housing Management Association in 2009.
- Tim Blake
Tim Blake joined Rockport Mortgage Corporation in September 2010 as Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission.
Before joining Rockport, Tim worked as a mechanical engineer. He spent five years at Ford Motor Company in Dearborn, MI, where he specialized in the CAE (Computer-Aided Engineering). CAE involves building mathematical computer models to represent automotive structures and mechanical systems. Some of the simulations included vibration analysis, crash simulations, structural analysis, thermal analysis and dynamic analysis. After leaving Ford, Tim joined at Bath Iron Works in Bath, ME, a division of General Dynamics which designs and builds destroyers and missile cruisers for the US Navy. He worked in the Noise, Shock and Vibrations group as an engineer, where he helped build computer models to simulate the effects of underwater explosions on ship structures and systems. He also designed and conducted shipboard vibration testing of equipment and structures during sea trials.
Tim received a B.S. degree in Mechanical Engineering from Worcester Polytechnic Institute in Worcester, MA and an M.S. degree in Mechanical Engineering from Case Western Reserve University in Cleveland, OH.

Marc Giacalone joined Rockport Mortgage Corporation in June of 2015 as a Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission.
Marc has a B.S. in Business Administration with a concentration in Finance from Endicott College in Beverly, MA.
- Kevin Lopes
Kevin Lopes joined Rockport Mortgage Corporation in September of 2012 as a Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission.
Kevin holds a B.A. in Business Administration with a concentration in Accounting from the University of Massachusetts, Lowell, MA.
- Lauren McDonald
Lauren McDonald joined Rockport Mortgage in September of 2009 as a Loan Coordinator. In this capacity she is responsible for the oversight and quality control of transactions submitted to the U.S. Department of Housing and Urban Development (HUD). This includes executing the preliminary loan application processes, monitoring pipeline reports, analyzing exhibit documents for accuracy, and overall project management of loan application submissions.
Prior to joining Rockport Lauren interned at Lehman Brothers Bank in Boston, MA and EJF Real Estate Services, Inc. in Washington, DC.
A graduate of the George Washington University, Lauren earned a B.A. in Business Administration with a double major in Finance and Hospitality Management, and a minor in Sociology. She also holds a M.S. in Urban Affairs from Boston University.
- Norm McFarland
Norm McFarland joined Rockport Mortgage Corporation in January of 2010 as a Loan Analyst. In this capacity he assists underwriters with all aspects of the loan process, ranging from loan sizing to firm submission. While at Rockport, he has assisted in the underwriting and submission of 33 loan applications, totaling more than $625 million in FHA mortgage proceeds. Norm has assisted in applications that have closed under sections 223(a)(7), 223(f), 223(f) Tax Credit PILOT and 221(d)(4) (including two low income housing tax credit loans).
Norm graduated from Merrimack College with a B.A. in Business Administration with a concentration in Finance and a minor in Economics. Norm completed the Mortgage Bankers Association’s FHA Multifamily Underwriter Training Program in June 2015.
- Mark Muniz
Mark Muniz joined Rockport Mortgage Corporation in June 2010 as a Loan Analyst. In this capacity he participates in all aspects of the underwriting process from initial loan sizing to third party reviews and application submission. During his tenure at Rockport he has assisted in the underwriting and submission of approximately 30 loan applications, totaling more than $385 million in FHA mortgage proceeds. Mark has assisted in applications that have closed under sections 223(a)(7), 223(f), and 221(d)(4).
Prior to joining Rockport, Mark served eighteen years with State Street Corporation, holding various positions within their International Securities Lending unit.
Mark holds a B.A. in History from The College of the Holy Cross in Worcester, MA. Mark completed the Mortgage Bankers Association’s six-month FHA Multifamily Underwriter Training Program in June 2015.
- Loan CoordinatorLori Pellegrino
Lori Pellegrino joined Rockport Mortgage Corporation in October of 2011 as a Loan Coordinator. In this capacity she is responsible for applications submitted under FHA’s multifamily and healthcare mortgage insurance programs. She works closely with clients, third-party due diligence providers, and the Rockport underwriting team to ensure accuracy and completeness of loan exhibits to facilitate the submission of these applications to HUD.
Prior to joining Rockport Lori was employed at Verizon Communications for twelve years as a Service Representative and an Escalation Specialist. There, Lori worked in Verizon’s Wholesale Division where she facilitated the leasing of Verizon lines to telecommunications affiliates. Lori was responsible for analyzing discrepancies, coordinating with numerous internal departments and implementing corrective actions in order to resolve service and billing issues for priority troubled accounts.
Lori graduated magna cum laude from the University of Massachusetts Boston with a B.S. in Political Science and a minor in Business Management.
- Loan CoordinatorRozanne Santuccio
Rozanne Santuccio joined Rockport Mortgage Corporation in June of 2004 and serves as a Loan Analyst. In this capacity she provides support to Rockport’s Loan Origination and Underwriting teams, responsible for the implementation and execution of all phases of loan processing. In addition to collecting and analyzing required exhibit documents, Rozanne reviews exhibits for U.S Department of Housing and Urban Development (HUD) and Federal Housing Administration (FHA) compliance and accuracy.Rozanne is a highly experienced project manager and brings a significant ability and expertise to the customization and implementation of Rockport’s operational and processing standards, as well as navigating the intricacies of HUD’s Multifamily Accelerated Processing (MAP) program and the Office of Residential Care Facilities (ORCF) LEAN initiative.
Prior to joining Rockport Rozanne spent eight years with the QRS Corporation where she worked as a project manager, providing all aspects of quality control and customer service.
